Do you tend to ask a lot of questions? When you are selling your home there are some things that you should ask a buyer, and some things that you should refrain from asking.

There is nothing more annoying, or more frustrating, than an owner who attempts to show off obvious aspects of a home to a potential buyer. Some owners have a tendency to point out things such as large bay windows, but this sort of information isn’t necessary (and it may insult the buyer’s intelligence as well). Likewise, asking about a buyer’s current occupation or yearly salary is crossing the line. However, there are some questions that every owner should ask a buyer before any offer is made.

One of the first things that you should ask a buyer (with a great deal of tact) is, “when do you plan to buy a home?” Narrowing down some sort of buying time can be a great deal of help when you talk to prospective buyers. The other question that you will want to ask is, “have you applied for a mortgage yet?” If a buyer has not applied for a mortgage yet, gently explain that they will have to do so before placing any sort of a deal on a home (some buyers simply do not know this!). Also, make sure that every buyer you spend your time on has some sort of a feasible plan for buying a home. Take a few moments to talk with potential buyers, but don’t start to bully your way into personal details.

If you find that your buyer is starting to look slightly uncomfortable, stop with your line of questioning and leave the buyer alone. So many FSBOs attempt to bombard a buyer with an array of questions that only lead to embarrassment in the end. You merely need to know basic information regarding each buyer, and once you learn this information walk away. Also, it is a good idea to keep valuable information inside of a guest book next to each person’s name, and contact those motivated buyers shortly after your open house.

You can lay out all the refreshments in the world, but if your buyer feels intimidated, they will leave your home without a second thought. The entire point of showing your house is to help a buyer see just how “liveable” your home is, and if you think about it, you might not enjoy a hard line of questioning either. Try to be a gracious host, but do not go overboard.

Hosting an open house is a sure fire way to get buyers into your home, but you can just as easily chase them away if you are not careful. Remember to ask only the essential questions, and skip those small details that you really have no business knowing about.

Also, if you have a very old front door, apply a quick coat of varnish or paint, and watch your home’s exterior transform. Lastly, make sure to wash your windows and clean your window screens, a home that has dirty windows will take on a dull appearance.

So many homeowners hold open houses that nobody notices. Why? Well, if you place a small advertisement in the local newspaper, you will only attract a handful of buyers. Likewise, if you place a small sign in front of your home, many people will not see the sign at all. Instead, place large, colorful, balloons in front of your house, and put some signs throughout your neighborhood. Make sure that your home address (and showing hours) are on the signs that you place, and try and arrange the signs to attract those potential buyers sitting in traffic.

Showing your home can be a great deal of fun, and it is a sure way to tell the world that your house is for sale, but there are some tricks that make showing a home easier. Throwing A Little Light On Compact Bul

Good for the Maryland Public Service Commission for giving 250,000 Maryland residents two free CFLs each to test out this new bulb. Not all compact light bulbs are equal, and most of us know nothing about them - so here’s a little information to help when choosing CFLs.

If you are a green-minded person, then by buying the Energy Star label, you will be buying a bulb that has been tested to meet operating, reliability and energy efficiency criteria.

CFLs are more expensive than an incandescent, but considering that CFLs last about 8 times as long as an incandescent, that actually represents a lot of savings.

Also consider this: if you replace a l00 watt incandescent with a 25 watt CFL, you will save a whopping $30.00 for the life of the CFL. (This can vary slightly according to individual state costs).

However, something not very often taken into account is to choose the right type of CFL for each room, or for each situation, if you have more than one lamp. The shade of white is differentiated by the color temperature marked on the bulb.

This is identified by correlated color temperature (CCT) and measured by Kelvin (K). Warmer colors correspond to lower Kelvin numbers, while higher Kelvin numbers indicate a cooler, bluer light.

Mostly you will find a limited choice, and most CFLs on the market are 2700-3000 K and project soft white or “warm” light. These bulbs enhance any warm colors such as red, yellow and orange that may be found in the home.

For optimal reading, choose a bulb with a slightly higher K rating (up to 3500 K), but as that K rating increases (to 4100, 5000 and 6500K) the effect is increasingly white to bluish light that enhances cooler colors such as blue, green and violet.

These higher K-rated lights are often referred to simply as “daylight”.

If you are happy with the type of lighting you have in your home, but would like to economize and help the environment by using CFLs, use the following conversion chart to replace the old fashioned bulbs.

40watt bulbs will equal 9-11 wattage;

60watt bulbs will equal 13-16 wattage;

75 watt bulbs will equal 18-20 wattage.

For the ‘green’ among us, who have heard that these CFLs contain mercury - this is true. However each bulb contains about 1% of the amount of mercury we may have in one filling in our mouth, so it is considered to be insignificant.

In a severe asthma attack, respiratory distress may occur, the symptoms of which are: the dog breathing with difficulty through the mouth and a purple color to the tongue and gums due to lack of oxygen. This must be treated as an emergency and medical attention must be administered as soon as possible. Symptoms: Coughing is normally the first sign. During an attack, wheezing is evident (whistling sound made by air traveling through narrowed airways, normally loudest on the exhale). Dogs breathing will be shallow, rapid and labored. There is lots of effort put into inhaling and exhaling as well as dramatic movement of the abdomen. Some dogs lose weight and become lethargic. In less severe cases the only symptom is a chronic cough. Most pets seem quite normal between attacks.

Fleas This is a common parasite among dogs. Some pets suffer very little from bites but some develop an allergic reaction to flea saliva which leads to severe skin reaction known as â€˜flea bite dermatitusâ€™. Flea saliva left under the dogs skin contains around 15 different allergens that can cause reactions in sensitive dogs. This can affect dogs of any age, gender and breed. The flea bites become red, swollen and itchy which leads to chronic inflammation, scratching of the skin and ongoing discomfort. Symptoms: Signs of chronic biting, scratching and rubbing of the skin, especially around the base of the tail. This may in turn lead to hair loss and thinning of the coat. Skin may appear red and inflamed. Flea allergy will be noticeably seasonal causing worse symptoms in summer and fall when fleas are more common.

The ultimate goal of training any domesticated animal is having the animal be compliant to our wishes and attentive to our commands. Whether you are setting out to train a dog or a horse, that concept should be your end game. One important similarity dogs and horses share is that in the wild they tend to travel in fixed groups with one dominant leader (the “alpha”) clearly in charge. In both dog and horse packs, the leader establishes his role via physical dominance. That can range from posturing and body language to harsher physical interactions, even attacks.

As horse and dog trainers, we want to establish that we are the alphas in relation to our animal companions. But that doesn’t mean you should beat up your dog or horse! Dogs and horses both respond best to gentle, firm and consistent training that helps them realize we are in charge. We can do this by conditioning them to allow us to touch them, by not tolerating aggressive behavior towards us, and by teaching them to follow commands with a system of rewards and punishments.

One difference between dogs and horses is that while dogs are good at detecting our moods and attitudes, horses are excellent at it. Horses are much more likely to respond well to training when you approach them with confidence, focus and clarity. They can sense your emotional state, and they will often push boundaries if they feel like they can. Thus, it is critical to remain calm and focused when training your horse, and to show true leadership. If a horse senses your vigilance waning, it will become subtly more disobedient over time.

By saying that, I don’t mean to denigrate dogs and say they’re incapable of sensing how we feel. Dogs are very attuned to their masters’ moods. But as long as you keep from becoming angry and abusive toward your dog, you should be able to train the dong without issue. Dogs absolutely adore their owners by nature, and it is this adoration that becomes the best training motivator. Historically we think of training dogs with treats, but the best dog trainers will tell you don’t need to do that. In fact, it’s best if you don’t. The most effective way to train a dog is to remain cool and not overly affectionate with them, and then reward them with affection when they perform desirable tasks.

Like horses, dogs establish a hierarchy of dominance and you will have to establish yourself as the alpha. You can do this with firm authority, patience, confidence, and unwavering consistency. You want your dog to respect you, not fear you. Gentle yet firm physical reminders like a tap on the nose will work a lot better then screaming at or hitting your dog.

Another thing dogs and horses have in common is that they will take advantage of lapses in your firmness. You must always be vigilant and not let your dog or horse get away with undesirable behaviors.

Electronic Pet Fences Stop Dogs From Digging

When a wooden fence wasn’t enough to keep our golden retriever from digging her way out of our backyard, we decided it was time to install a proper pet containment system to keep her safe and enclosed. Most dog owners install electronic fencing as an alternative to visible fencing, but the two systems can actually work together to secure your backyard.

The Invisible Fence brand system we chose works like all wireless pet containment systems. First, a wire is placed along the property line (or the containment area). Second, the dog (or dogs) is fitted with a special electronic pet collar. On approach of the property line, the dog’s collar buzzes or beeps to warn the dog to back away. If the dog continues to approach, a short but surprising electric shock ensures that the dog returns to the safe area.

No pet fence is foolproof, of course. Proper training and conditioning of each dog is required in order to ensure that they immediately back away from the wireless fence as soon as the collar buzzes. Owners that fail to do this training may be surprised to learn that some dogs will still cross the fence line even if they have to endure a shock or two.

To be truly safe, though, a visible barrier can be used with the wireless fence. That’s what we did with our Invisible Fence system by having the buried wire parallel the wooden fence along the perimeter of our backyard. You can even tack the wire directly to the fence instead of burying it under the fence.

The nice thing about this combination is that the two fences serve different but complementary purposes. The wooden fence keeps the dog from jumping or running off the property, while the Invisible Fence system keeps the dog from digging under the wooden fence. Since the wireless fence wasn’t the primary means of keeping the dog on the property, we were able to adjust the system’s electronic field to be quite narrow. This lets the dog approach the fence fairly closely without being warned away.

So if a real fence isn’t enough to keep your dog out of trouble, consider combining it with an electronic pet fence to get total safety and peace of mind.

One of these travel barriers is the fact that all restaurants - even truck stops - do not allow pets inside. Unless your pet is a working dog, he or she will have to wait in the car while you dine! If you feel bad about this, consider buying your pet a treat at the restaurant and giving it to them afterwards.

Another travel barrier is paying extra cash for flying with your pet. Most airlines allow pets to fly, but not with their owners. Granted, the animal’s airfare will not be as much as the owner’s, but it is still an extra fee that some people do not like paying. Before you complain about the cost of flying with your pet though, call around to your local kennels and do some research on kennel costs these days. Add that to your guilt about leaving him or her behind, and paying that extra flying fee suddenly won’t seem so bad.

When you travel with your pet, you tend to be very limited on where you can go. A lot of the popular vacation destinations are just not animal friendly, and many places will not even allow pets - especially at hotels. If you search hard enough though, you will eventually find a few places that might be pet friendly, but they will not likely be any of the places that you have seen advertised on the media.

Even if you do manage to vacation at a place that is pet friendly, you will not be able to take your pet sight seeing at many places, and this can definitely put up a barrier to your travels! It is no fun to have to call around and try to get someone to pet sit for you while you are on vacation, or even just traveling from one destination to another.

Another travel barrier that you may encounter when you elect to bring your pet with you is the matter of bathroom breaks. You can’t exactly pull over just anywhere, and you won’t always have a litter box or newspaper handy. This can be the most frustrating part of traveling with your pet, and there is really no good solution to this issue. The most you can really do is keep a careful eye on your pet and monitor when and how much he or she eats and take bathroom breaks accordingly.

Relocating pets can cause some problems and difficulties, but some people would just rather have these issues than be without their pet for a long period of time. If you fall into this category, make sure you do your research before you make any decisions as to where you want to go, and you will be fine.

Crate Training Your Puppy

What is the biggest concern about bringing home a pet? You got it–housetraining! My family has dealt with this numerous times and we now have it down to a science. It helps that my son works for a local pet resort which boards and grooms animals. In this job, they have housed cats, dogs, birds, and even a monkey.

The best way to train a dog is to crate train them. Choosing a crate is essential. I like the wire crates with the plastic bottom that slides out. You can see your pet and it can see you. It is also easy to clean. Most of them have exits on the side and the front. Some even fold up for easy storage. The size of the crate is also important. Animals should be able to turn around. However, if the animal can isolate a part of the crate, it will be tempted to use the bathroom in that isolated area.

Some essentials to remember when crate training your dog:

1. Choose the right size crate.

2. You can put a small blanket in the crate, but do not leave food and water in the crate. Many people feed their puppy in the crate, but these should be removed after a short period of time. I prefer not to feed mine in the crate. I do not put toys or chew bones in the crate, either.

3. Puppies should sleep in the crate. When the puppy is small, you might want to put the crate in your room or bathroom. If the puppy wakes up, take it to the bathroom and put it right back in the crate. Do NOT take time to play with it or feed it!

4. When you are not home, the puppy should be in the crate. Also, leave the puppy in the crate if you can not supervise it. Do not allow the puppy to have too much freedom in your home or you will find that it messes up. Close supervision of the animal is essential when it is not in the crate.

5. When you take the puppy out of the crate, walk it immediately. Praise the puppy for using the bathroom outside.

6. Always walk the puppy just prior to putting it in the crate. Start training the puppy to go into the crate on its own. You will find that the puppy will go to the crate when it is tired or feels threatened. My dogs will go to the crate upon command. They do not mind being in the crate.

7. Once the puppy is completely housebroken, you may choose to let the puppy sleep with you or a child. The puppy needs to know that he does not leave the bed or sleeping area unless you take it. Again, take it out immediately if it wakes you up or when you get up.

8. I still leave my dogs in the crate when I am not home. I have two Pomeranians and the crate that I use is large enough for both of them. They do not mind being in the crate together. However, you should make sure that the pets are compatible before doing this.

9. Pets who are crate trained can travel easily by car or plane, even for long distances.

In conclusion, crate training is a process that will benefit both the pet and its owners. If you are consistent with the training, you will find that it is an effective way to housetrain the pet and minimize damage done while the owner is not at home.

Feed baby corn snakes about every 5 - 7 days. Feed juvenile to adult corn snakes about once ever 10 - 14 days. Overfeeding your snake will make it fat and unhealthy, just as it does in humans.
Offer rodents (rats or mice) that are about the size of the snake’s midsection, or slightly larger. Feeding your corn snake rodents that are too small will leave it hungry. Feeding it rodents that are too large could lead to regurgitation.
Avoid feeding your corn snake wild-caught rodents, as these can transmit parasites to the snake. The best option is to offer frozen / thawed rodents, as the freezing process kills any potential parasites the rodents might be harboring. You can order frozen rodents from the Internet, just as easily as you’d order steaks!
Leave your snake alone for at least 48 hours after feeding it. Handling a snake too soon after a meal may cause regurgitation.
Be sure your corn snake has proper cage temperatures to help it digest its meal (and for general health reasons). Stress and improper cage temperatures are two of the most common reasons that corn snakes refuse to eat in captivity. A snake with a proper environment is more likely to eat on a regular basis.
It is not necessary to supplement snake meals with vitamin powders or similar products. Snakes get all the vitamins and minerals they need from their meals, without the need to add anything. Most of these “snake supplement” products are nothing more than a money-making scheme.
If your corn snake refuses a meal, leave it alone for a week and then offer another meal. Make sure the snake is not shedding because this is a common reason for corns to refuse meals. Also, make sure the snake’s environment is set up properly (check cage temperatures, and make sure the snake has places to hide inside the cage).
Generally speaking, corn snakes have a reputation for eating consistently. I’ve never had any feeding problems with a healthy corn snake (unless it was in shed). If your snake refuses meals consistently, and you’ve checked everything listed above, it’s probably time to call a vet for help.

Tapeworm. Tapeworms are found in the intestine of dogs. The eggs are often visible in your dog’s feces or sticking to the dog’s hair around the rear. These parasites look like small, flattened grain of white rice that moves. Since it is normal for Beagles to chase rabbits and hares, eating their catch is discouraged because rabbits and other wild rodents are often carrier of tapeworms. There are medicines available to treat tapeworm infestation. Just consult the vet or any dog expert for suggestions.

Build and test the site. Make sure that you have provided your visitors the opportunity to interact with you, whether through an email, a live web chat, a product order form, an application, etc. Test surf the site and all forms to make sure customers can find information easily and contact you with orders and questions.

Make the site easy to use your company easy to contact. For example placing an order should be simple and straightforward. Customers should be told exactly what they can expect after their order is placed, such as how to print a receipt or track the order. They should always be reminded that their transaction is secure, that you will not sell or share their information, and that you appreciate their business.

You should always provide a physical address and a phone number. If you don’t tell customers who and where you are, why should they trust you to complete an order or want to contact you? Hiding things like your address and phone number creates a feeling that you have something to hide and that is something that visitors and customers dislike.

Manage the content. As your site evolves, pages will be added and removed and regularly updating the site and adding new information is essential. By refreshing your content on a weekly or monthly basis you will attract regular visitors who will check to see what’s new. The more relevant pages you have on your site the more exposure you will have in the search engines and the more potential you have for attracting visitors who use different search terms.

Market the site. Search engine optimization, should be planned and integrated into the design of the site and don’t forget the simple basics such as putting your site address on your business cards, letterhead, brochures, advertising and all other marketing material.

I lived in Iceland for 2 years from 2004-2006 and during my time there I was quite surprised by the Icelandic economy. I was employed by a large engineering firm that was involved with large, multinational construction projects in the development and expansion of aluminum smelting plants as well as hydroelectric and geothermal power plants. I was hired to do business communications and marketing for this firm and along the way, once word got out that I specialized in Internet Marketing, I was approached by several companies interested in promoting their respective goods and services to the larger world.

I have been in many meetings where, the person would say, â€œI know someone who could really use this service, letâ€™s call him right now.â€ Meetings were very informal and top executives were available, responsive and approachable. And, due to the small size of this country, your reputation and name can spread fast. An additional bonus for is that pay rates in Iceland are quite high. I have even been told that I needed to raise my rates because Icelanders are used to paying top dollar for professional consulting, low hourly rates are almost seen as a sign of inexperience. That is not to say that I am advocating overcharging people or companies. But this was, at least to me, a valuable lesson in knowing the value of your experience. All-in-all, my time in Iceland was some of the most professionally rewarding years of my life.

I have been trying to figure out how to make money on the internet for years now. I can’t say I put a lot of effort into it. I just tried a little here a little there and not much came of it. Back when the net was new I tried buying a few domain names, that didn’t work out it seems all the good ones were taken and I was in the game a little too late. Then I thought about the affiliate programs that were out there. So I found a few web stores that I would sign on to be an affiliate with. This didn’t work out because you had to be a PHD or a web programmer to understand how to do it.
More recently I tried E-bay. I sold everything I had that was lying around and I knew I wouldn’t be using. Then I ran out of stuff. I tried looking for wholesale places to buy products to sell. That is a lot easier in theory than in real life. I finally came across drop ship wholesalers on the web. I even paid for the service of one of them. What a rip off. It seems like they are more a retail service than a wholesale service. Every item I thought would be good to sell was the same price or lower on Ebay, so how could I make any money? It has been very discouraging. I decided to do a little research and try again. This time my research led me back to affiliates. The concept has come a long way since I first tried it. There are websites out there, like ClickBank, where you can sign up and they give you access to tons of things to promote and you collect commissions. Sounds easy so I did it. I found something to promote I signed up for Google adwords and I wrote an ad to link right to the product. â€œI was going to be rich, this is easyâ€, I thought. Well two days later I sold one item made a commission of $14.00 and owed Google adwords $68.00 bucks. I was really discouraged now and determined. I could see the possibilities but I didn’t know how to do it. So I searched the web for answers. What did I get? I got tons of programs and eBooks people wanted to sell me to teach me how to do it.
